Frequently Asked Questions

Answers to the questions clients ask us most about working with an architecture and interior design practice, from fees and timelines to approvals and site supervision.

What services does Archyom offer?

Archyom is an architecture and interior design practice. We cover planning and architectural design, interior design, engineering and structural solutions, renovations, and project and construction management, as well as bespoke furniture design.

You can engage us for a single stage, such as concept design, or for the full journey from first sketch to handover.

Where are you based, and where do you work?

We have offices in Dubai, United Arab Emirates, and Beirut, Lebanon. Most of our projects are in the UAE and Lebanon, and we have also designed projects in Saudi Arabia, Qatar, Croatia and the United Kingdom. If your project is elsewhere, get in touch and we will tell you how we can help.

How do I start a project with you?

Contact us through the website, by email or by phone with a short description of your project: what you want to build or renovate, where it is, and your rough timeline and budget.

We will arrange an initial consultation to understand your brief and site, then send you a proposal setting out the scope of work, the stages, the timeline and our fees.

How much do your architecture and interior design services cost?

Every project is different, so we quote each one individually once we understand the brief. Fees depend on the size and complexity of the project, the services you need and how far we take it, from concept only to full design and site supervision.

Depending on the project, fees are set as a fixed fee, a percentage of the construction cost, or a rate per square metre. Our proposal breaks them down by stage so you know exactly what each phase includes.

What are the stages of a design project?

Most projects move through the same main stages: briefing and feasibility, concept design, design development, documentation for approvals, tender and construction drawings, and finally construction with our site supervision.

At the end of each stage we review the design with you and only move on once you have approved it.

How long does the design process take?

It depends on the scale of the project and how quickly decisions are made. As a guide, a residential interior can be designed in a few weeks to a few months, while a new villa or building usually takes several months to reach permit-ready drawings, before construction begins.

We agree a programme with you at the start and keep you updated on it throughout.

Do you handle building permits and authority approvals?

Yes. We prepare the drawings and documentation needed for authority approvals and coordinate the submissions with the relevant authorities, and with master developers where a community requires it. Requirements differ between the UAE and Lebanon, and between projects, so we confirm what your project needs at the start.

Can you work within my budget?

Yes. Tell us your budget at the start and we will design to it. We discuss costs openly at every stage, flag choices that would push the budget up, and suggest alternatives in materials, finishes or phasing that keep the design intent without overspending.

Do you offer interior design on its own, or only with architecture?

Both. We take on interior-only projects, from a single apartment to commercial showrooms and hospitality spaces, as well as projects where we design the architecture and interiors together. Designing both together gives the most coherent result, but it is not a requirement.

Do you take on renovation projects?

Yes. We renovate and remodel homes, apartments and commercial spaces, from interior refurbishments to structural alterations and extensions. Our engineering team assesses the existing structure early, so there are fewer surprises once work starts.

Do you manage construction and supervise the site?

Yes. We can stay involved through construction to supervise the site, coordinate contractors and consultants, check that the work matches the design and specifications, and manage the programme and quality through to handover. On some projects we also take on the role of project manager or contractor.

Do you provide engineering and structural design?

Yes. Our engineering and structural team works alongside our architects from the early stages. We carry out structural analysis and calculations, produce detailed drawings and coordinate building services, so the design is buildable, code-compliant and efficient.

Can you design custom furniture?

Yes. We design bespoke furniture, both as part of our interior projects and as our own collections. Custom pieces let us tailor proportions, materials and finishes exactly to a space.

Do you work with clients who live abroad?

Yes. Many of our clients are not on site. We work through video calls, shared drawings and 3D visualisations, and our team on the ground represents you at the site and in meetings with authorities and contractors, with regular progress updates.
